Buyer's Agent Agreements

Buyer's Agent on the Big Island

Buying property in the U.S. has been complicated since August 2024 with the introduction of a mandatory buyer representation agreement. Due to a recent NAR settlement, Buyer agreements are now a required document prior to any showings when purchasing real estate with an agent.  Here is the FAQ page for the NAR:  https://www.nar.realtor/the-facts/nar-settlement-faqs

What is a Buyer’s Representation Agreement?

Buyer representation agreements aren’t new…they’ve been around…but now they are mandatory. Traditionally, our approach has always been to show our value by our actions for our buyers.  We simply didn’t feel they were required.  But now they are.  Prior to any showings, you will know how much we charge for us to represent you and how we will be paid – and this can be for a specific property or general in nature.

With United Country Real Estate - Hawaii Lifestyle Properties, LLC, we will take the time to explain the home/land buying process to you and walk you through every step of the process.  Our extensive blog posts about Hawaii Island ensure you are making an informed decision on Island Life and all that goes with it.  The once in a lifetime vacation a buyer spent at a resort is a far different experience from living on a remote property on a potholed gravel road miles from a city or pavement.  Whether you are buying or selling here on Island or anywhere on the mainland, we can connect you with amazing agents in our system.

We write our contracts specific to each buyer…it could be for a specific property or Island wide.  We make them fairly short – usually just a month or so – so that it’s not too long of a commitment.  If you are happy with our service (most likely), you’ll ask to renew the contract.  Or, you might choose another agent or perhaps it’s not the right time for Island life for you.  Our goal is to earn your trust every step of the way.

With United Country Real Estate - Hawaii Lifestyle Properties, LLC, you’ll benefit from a team that’s available to you when needed, and we’re committed to your success. We know how to navigate the Big Island market!

While we won’t tell all our secrets for negotiating contracts, rest assured Teena and Neal will be there to help you purchase your dream property!

What Happens When a Seller Isn’t Paying a Buyer Agent Commission?

When we agree on a commission in the buyer’s representation agreement—let’s say 3%—we’ll negotiate with the seller to cover this cost in the purchase contract.  If the seller only offers a 2% commission, we’ll negotiate to make sure it’s a win-win for everyone.

At United Country Real Estate - Hawaii Lifestyle Properties, LLC, we combine national marketing power with local expertise, ensuring you’re not just with an agent, but a valued partner in a successful real estate transaction.  Give us a call today!
